Time to Buy

If you are considering buying a home, you have come to the right place. This is a big decision, which can feel quite emotional and daunting. It is important to remember that while this is an exciting adventure, it is also a business decision.

There are many steps to take and each is as important as the last. I will take each step with you in this process. It is extremely important to consider all of the factors in the purchase of your new home.

 

Money:

Oh the dreaded subject! This is the time to be ruthlessly honest with yourself. What do you want and what can you afford. Your investment will be most beneficial to you if you do it with realism.

We will create a budget together based on knowing all of the costs involved in buying a home, including all of the little things that often get missed. The main home buying expenses are the down payment, the mortgage and the completion costs. Current interest rates may also affect the amount you can afford. We will work closely with a mortgage expert to make sure that this process is seamless.

The next step is pre-qualification which can be done in person, over the phone or online. Knowing what you can afford will lead you in toward the right home. Pre- approval will also give you more leverage, as sellers will see you as a serious buyer.

 

No surprises:

It is very important to factor in all the additional costs:

  • Legal/notary fees
  • Home inspection
  • Home insurance
  • Property transfer tax (ppt) (1% on first $200,000 plus 2% on the balance of the purchase price)
  • Adjustments for water rates and property taxes
  • HST
  • Maintenance fees
  • Utility hook ups
  • Moving expenses

  • I will negotiate on your behalf during the buying process to ensure that your interests are being met.
  • When the right home has been found, I will write up a legally binding contract.

Once you have been pre-qualified for your mortgage and we have found the home you want ~ we will then write an offer!

I will work with you through all the specifications of the transaction (items you want included or excluded in the home or property, subject clauses to added and deadline). I will negotiate the very best price and outcome possible.

I will be at your side through each step of this process from pre-qualification, down payment, mortgage to writing the offer and closing the deal. And then celebration!
